Job Duties Responsibility Area:
Equipment Maintenance Duties:
Operate, maintain, install, and perform preventive maintenance on all types of heating, air conditioning, and refrigeration equipment including large commercial air handlers, boilers, chillers, pumps, generators, AC split systems, air compressors, and other related equipment. Interpret and use schematics, one-diagrams, and construction drawings to troubleshoot and repair systems and equipment in a commercial setting. Ensure compliance with regulations including all applicable building, electrical and fire codes, university and departmental standards and guidelines. Percentage Of Time 30Essential Function:

Supervision and Personnel Management Duties:
Supervise, assign, coordinate, and inspect work performed by Facilities Operators and Plumbers/Pipefitters. Prepare performance evaluations, conduct training, and assign work orders to staff members as appropriate. Coordinate the work of contractors assigned to facilities projects and assist them as required to successfully complete specific tasks. Perform major rebuilds and repairs on equipment as required. Complete Paperwork Duties:
Assign, review, and close-out completed preventive maintenance and service work order requests from staff using the Computer Maintenance Management System (CMMS). Approve weekly timecards submitted by your staff. Review and file all inspection reports, log sheets, leave requests, and other required paperwork. Percentage Of Time 10Essential Function:
Yes Required and Preferred Qualifications Required Education High School Diploma or equivalent Required Experience Five years' experience with large commercial HVAC equipment and building mechanical systems. One year of experience in hands-on boiler operation. One year of experience with computerized energy management systems.Required License/Certification EPA refrigerant handling:
Universal Certification- must be obtained within 6 months of hire date. City of Omaha Third Grade Stationary Engineers License

Valid Driver's License Required Additional Qualifications:
