Job Description

Mortgage Underwriter & Closer, AVP Habitat for Humanity of Hillsborough County FL, INC Tampa, FL 33602 • Hybrid work Company Overview Habitat for Humanity of Hillsborough County Florida, Inc. (HFHHC) is a dedicated non-profit organization committed to eliminating substandard housing through the construction and renovation of homes. Since becoming an affiliate of Habitat for Humanity International in 1987, we have built or renovated over 200 homes in partnership with community volunteers and donors. Summary/Objective The AVP/VP Credit Services supports the affiliate in the role of a mortgage underwriter and closer. This role is responsible for managing a pipeline of up to 50 loan files, ensuring timely and accurate processing from underwriting to closing. The position is responsible for preparing and reviewing key documents such as sales contracts, Loan Estimates, Down Payment Assistance (DPA) packages for state, county, and city programs, homeowners insurance, Closing Disclosures, and final closing packages. This position will interact with the following departments: Construction, Resource Development, and Homeowner Services during the homeownership candidate process.
Essential Functions:

Pipeline Management:
Efficiently manage a pipeline of up to 50 mortgage loan files, ensuring all deadlines and compliance requirements are met. 2.
Loan Underwriting:
Review loan applications, financial documents, and credit reports to assess risk and eligibility based on lender and regulatory guidelines. 3.
Document Preparation & Review:
Complete and review sales contracts for accuracy and compliance. Prepare and issue Loan Estimates in accordance with TRID regulations. Assemble Down Payment Assistance (DPA) packages for applicable state, county, and city programs. Verify homeowners insurance compliance with lender requirements. Review and finalize Closing Disclosures, ensuring all fees and terms are accurate. Prepare and distribute final closing packages to all relevant parties. 4.
Regulatory Compliance:
Ensure all loan documentation adheres to federal, state, and local lending regulations, investor guidelines, and company policies. 5.
Communication & Coordination:
Work closely with loan officers, processors, title companies, real estate agents, and borrowers to facilitate a smooth loan closing process. Address any outstanding conditions or discrepancies to prevent delays in funding. 6.
Closing & Post-Closing Support:
Coordinate loan funding and disbursement of proceeds. Ensure all required documents are signed and returned in a timely manner. Assist with post-closing audits to ensure loan files are complete and accurate.
Competencies:

Technical Skills:
Strong understanding of conventional loan guidelines. Proficiency in mortgage loan origination systems (LOS) and other related software. Knowledge of state, county, and city Down Payment Assistance (DPA) programs. 2.
Soft Skills:
Excellent organizational and time-management skills. Strong attention to detail and accuracy. Ability to work in a fast-paced environment and handle multiple priorities. Effective communication skills to interact with internal and external stakeholders.

Position Type/Expected Hours of Work:
This is a full-time exempt position. The typical workweek is Monday - Friday with some evenings and weekends required.
Education, Experience and Attributes:
Willingness to advocate the mission of Habitat for Humanity High school diploma or equivalent required; Bachelor's degree in finance, business, or equivalent work experience preferred. Minimum of 3-5 years of experience in mortgage underwriting, closing, real estate, or loan processing.
