Is responsible for the maintenance, repair, and installation of equipment and components primarily in the residential units owned by SEARHC in the City of Sitka. Additional ad hoc support for hospital, clinic, health center, or other health care facilities at SEARHC as needed. Completes work orders for maintenance projects and completes all assigned preventive maintenance tasks. Required to periodically travel to outlying communities to perform work, also on-call, call-back, and some overtime is required. Key Essential Functions and Accountabilities of the Job Performs duties as assigned through written and verbal requests from the facility director. Activities may include concrete work, floor coverings, installing doors, building cabinets, hanging items on walls, installing drop ceilings, drywall repair, painting, etc. Works on door systems and locks with proficiency to solve issues. Performs electrical troubleshooting and repair of door and lock system components. Maintains systems, equipment, tools as assigned by the facility director. Completes formal documentation of all preventive maintenance work completed to meet applicable codes. Ensures required data is entered into the CMMS system. Tracks, schedules, and documents all code required inspections of life safety systems for SEARHC owned residential properties including but not limited to Sprinkler, Fire Alarm, and Fire Extinguishers. Performs troubleshooting and repair of systems and components. Fabricates unusual items needed to maintain equipment, performs mechanic duties, and servicing equipment. Troubleshoots and repairs heating and cooling systems, electrical systems, plumbing systems, and related equipment. Completes work orders assigned in a timely and professional manner according to priority. Adapts to changing priority of tasks. Operates various shop tools, heavy equipment; has a working knowledge of table saws, rip saws, jointers, planers, routers, etc. Operates a forklift, dump truck and backhoe as needed. Utilizes the DDC system for monitoring and troubleshooting of critical building systems. Operates and maintains access and security systems. Keeps inventory stocked and orders all parts, supplies, and equipment needed for normal day to day maintenance. Assists when needed in other program activities such as winter and summer grounds maintenance Other duties as assigned Education, Certifications, and Licenses Required High School diploma or GED. Valid Alaska driver's license and remain insurable under the SEARHC automobile insurance policy. Experience Required 4 years facilities maintenance residential or healthcare. 4 years carpentry experience. Experience in other trades such as HVAC and electrical troubleshooting
Knowledge of Various mechanical and electrical systems to complete preventive maintenance, troubleshoot, and repair basic mechanical and electrical systems, equipment and components with and without supervision. Various carpentry skills to complete minor renovations and essentially function as a carpenter when necessary. HVAC and boiler system operation. Various door and lock systems. Skills in Troubleshooting for mechanical and electrical systems. Use of equipment, tools, manuals, and schematics. Verbal and written communication skills. Ability to Independently perform all the essential duties related to carpentry with limited direction and oversight. Use and maintain all the tools, equipment and vehicles used during routine performance of duties. Maintain professional growth and development through in-service training, seminars and workshops.
