Job Description
Controller Hamilton County Area Neighborhood Development Inc. Noblesville, IN 46060 • Hybrid work Job Summary The Controller will work under the supervision of the Executive Director and will be responsible for all aspects of finance and accounting for HAND and HAND properties. Also performs executive administrative functions, including purchasing and record management, to maintain an efficient and professional office environment. Duties Design, implement, and maintain accounting filing systems for HAND and its subsidiary LLCs. Work with Executive Director to ensure grant compliance, including record keeping for grant drawdowns for HAND and its subsidiaries. Oversee HAND's accounting and bookkeeping, financial management policies and financial accounts. Process invoices for payment according to HAND's financial policies, assist with budget management, prepare financial reporting, and support auditors during internal review. Develop annual HAND operating budget in collaboration with Executive Director; present it to Finance Committee and Board of Directors. Coordinate with Treasurer to plan Finance Committee meetings and activities. Oversee HAND's audit firm and review HAND's annual audit. Coordinate insurance coverage for HAND and its subsidiaries. Organize and manage various HAND and subsidiary bank accounts, ensuring signers are kept current, reviewing/filing statements, and reconciling accounts. Develop and maintain financial forecasts for properties, including annual operating budgets and long-term capital plans, in collaboration with the Asset Manager and the property management team. Process property invoices for payment and track finances for each property, assisting with budget management, preparing financial reports, and supporting auditors. Assist with meeting county, state, and federal filing requirements with tax appeals, exemption applications, business-entity reports, and others. Work with the Asset Manager and Property Manager to negotiate contracts for trash removal, snow removal, landscaping, and other necessary services. Identify cost savings and other efficiencies with the assistance of the Executive Director and Property Manager. Maintain an organized, professional, pleasant, clean and friendly office atmosphere; manages contractors providing office cleaning, copier leasing, phones, Internet, IT, etc. Achieve and maintain Rental Housing Finance Professional certification. Pursue additional certifications/training to improve knowledge base and operational efficiency. Provide support for fundraising events. Perform all designated duties as directed by the Executive Director to successfully meet the objectives of the organization. Perform notary public duties as needed. Qualifications Higher education achieved or actively pursuing in finance, business, or non-profit field. Excellent people skills, with experience collaborating in a multidisciplinary and dynamic team. Demonstrated experience in finance and accounting, ideally in the nonprofit sector. Demonstrated resourcefulness in setting priorities, proposing new ways of creating efficiencies, and guiding investment in people and systems. Understands basic technology, working with IT to develop and implement new processes and systems that increase efficiency. Flexible and a self-starter; able to multitask while also being highly detail oriented. Personal qualities of integrity, credibility, and a commitment to HAND's mission.
