ESSENTIAL DUTIES AND RESPONSIBILITIES
Project Conceptualization & Design Coordinate and manage relationships with third-party architects, including joint-venture partners Collaborate with the internal team on project feasibility, design concepts, and construction estimating, including early stage site-selection & zoning Serve as a key design liaison across internal stakeholders, external consultants, and development partners Review architectural plans and ensure compliance with applicable codes, accessibility standards, and affordable housing program requirements (e.g., LIHTC, HUD) Participate in early-stage site and zoning assessments Provide technical support for value engineering and design revisions Review contractor work scopes for pricing and completeness Construction and Close Out Work with the Project Manager & Construction Manager to ensure construction proceeds according to schedule and budget Review and respond to RFIs from contractors Assist with occasional site visits and unit turnover Community and Public Relations Develop and maintain positive relationships with external funders, partners, architects, public officials, community stakeholders and neighborhood associations Assist with project presentations to various funders and public officials, as well as community and neighborhood associationsKNOWLEDGE, SKILLS AND ABILITIES
Licensed architect with a minimum of 5 years of experience Strong background in multifamily residential design; affordable housing & historic rehab experience strongly preferred Experience with LIHTC projects is a plus, but not required Ability to lead architectural discussions and coordinate effectively with outside design teams Familiarity with pre-construction estimating and development timelines Must demonstrate excellent verbal and written communication skills, in addition to possessing strong relationship management skills Interpersonal skills necessary to effectively delegate, manage and motivate outside contractors and professionals Sound and accurate judgment with an ability to support and explain reasoning for decisions Atrium has a flexible work structure with an office in the New Orleans CBD.
